Heavy rain, laterite and salt on every steel surface: a cold plunge and a glass sauna in Goa
Goa is wet for four months and salty for twelve. The courtyards on this page are drawn in red laterite, teak and palms, open to the rain, and have to be ready for a guest season that starts as the monsoon ends. The suites below are drawn around that calendar.

A coast that is wet for four months and salty for twelve
The India Meteorological Department's tables for Goa record roughly 2,800 to 3,000 mm of rain a year, depending on the station and the averaging period: about 892 mm in June, 907 mm in July, 597 mm in August and 260 mm in September, so about 91% falls in those four months. The mean daily maximum peaks at about 34 °C in May and the mean January minimum is about 20 °C. Nothing here is cold: the cold plunge pool is a year-round pleasure, and the cabin is a place to be in on a wet afternoon. For the equipment the figures mean drains first, steel second and timber third. The monsoon note covers the details.
Laterite, tile and what the plinth stands on
Laterite is porous and wicks water upward. A cabin or a pool coping that touches unsealed laterite will stain and, in time, rot a timber sill. We stand every cabin on a raised base, seal the stone where it meets timber and drain the courtyard away from the plinth to a soak pit. Mangalore tiles on a roof overhang shed water onto the deck, so the deck is drawn with gaps and a fall, and the glass gets a drip edge above it. Oxide floors and laterite walls are lovely and unforgiving; a slip-rated finish on every wet surface keeps the guests upright.
Boutique hotels and villas
Two kinds of client commission a suite in Goa: the boutique hotel and the villa owner, in North Goa's Assagao, Anjuna and Siolim or in the quieter south. Hotelivate's 2025 report lists about 11,000 branded rooms in Goa, up 18.2% in 2024/25. A hotel wants a courtyard that can open in October: two small cold pools, a glass cabin and a towel wall, as in the North Goa hotel profile. A villa wants a wooden plunge tub or a round pool and a cabin for the household, with a caretaker's card. Both are drawn for guests who arrive as the rains end.
Panchayat and planning questions
- Which village panchayat or planning office issues the permission for a pool or a timber structure on this plot?
- Does the plot lie in a Coastal Regulation Zone, a no-development zone or a protected area, and who confirms it?
- What setbacks and height limits apply, and does a heated structure need a fire-safety review?
- Is there a rule about water discharge from a pool, and can it go to a soak pit on this soil?
The layout lists these so that your architect or the owner can put each to the right desk before work starts; the answers are the offices' to give.
Narrow roads and a rainy delivery
A plot at the end of a village lane may not be reachable by a long truck, and a crane may not be able to stand in the lane. Cabins travel as panels and glass in separate crates, which suits a small truck and a hand-carry from the road, and we ask for photographs of the lane on the first call. A delivery in July can be lost to a washed-out road, so the schedule counts back from October with a margin.
Goa: three courtyards, priced
| Setting | Configuration | Indicative range (excl. GST) |
|---|---|---|
| Boutique hotel courtyard | 6-seat glass cabin and two standard cold plunge pools | ₹32.2-52 lakh |
| Assagao villa | A standard round plunge pool, a 4-seat glass cabin and a teak deck | ₹20-32.1 lakh |
| Garden tub | An oval timber tub with a 2 HP chiller | ₹6.9-10.2 lakh |
A Goa calendar, from the first showers to the last
| Months | What the weather offers | How the courtyard is used |
|---|---|---|
| June to September | Heavy monsoon | Closed or covered pools; installation windows between showers; cabins used in the rain |
| October | The rains end | Opening preparations, water tests, staff training |
| November to March | Dry, warm, and the guest season | Cold pools and cabin at full duty, 16 hours a day in a hotel |
| April and May | Hot and humid before the rains | Cold pool at its busiest; coil washed before the first showers |
A hotel's pool is judged in the season, and that is also when there is no time to repair it. So the commissioning, the staff training and the first water log all happen in October, before the first full house, and the first service visit is booked for the end of the season.
What a hotel attendant needs to know
- Switch-on: the cabin's timer starts the heater 40 minutes before opening; the pools are already at 4 °C.
- The log: three entries a day, written, with the temperature read from the display at each pool.
- The guest rule: shower first, towel on the bench, door ajar after use.
- The call point: where it is, what it rings and who answers.
- After rain: check the drain, wipe the deck and the glass, and note it in the log.
Old houses and new wellness
Goa has many Portuguese-era houses with courtyards that suit a plunge pool and a glass cabin. Conservation limits can apply to an old house: what may be fixed to a historic wall, set into an old floor or built within its garden is a question for the planning authority and the owner's conservation architect. We draw the pool on its own base, free of the old fabric, and put the questions on the drawing. The cabin, being free-standing, is usually the easier part.
Can a pool open to the rain in Goa?
Yes, with an overflow and a soak pit drawn in, sealed laterite and a cover for the heaviest weeks.
When should a hotel order for an October opening?
By the end of May, so that production and freight run before the rains and installation fits a lull.
Does salt air shorten the plant's life?
It does if the coil is left alone. A coating, a wash at each end of the monsoon and 316 fixings are the cure.
Can the courtyard be built while the monsoon is on?
Yes, between showers, with the shells waterproofed and flood-tested under temporary covers. It is why a hotel that wants an October opening orders by the end of May.
