Humid heat, salt air and a four-month monsoon: a cold plunge and a glass sauna for Mumbai towers and Alibaug villas

Mumbai has no cold season, so a cold pool is useful in every month, and the coast never leaves the metal alone, so every specification starts with the steel and the timber. The suites below are drawn for sea-facing towers, wellness rooms, rooftop decks and villa plots across the harbour.

Heat that does not break

At Santacruz the India Meteorological Department's 1991-2020 table shows the mean daily maximum barely moving through the year: from 30.2 °C in August to 34.1 °C in November, with 33.7 °C in May. The mean January minimum is 16.9 °C, and the recorded extremes are 42.2 °C (14 April 1952) and 7.4 °C (22 January 1962). The city has no winter in the Delhi sense, so a cold pool is useful all twelve months and the plant never gets a season off. A warm pool is an option the owner can switch off; a cold plunge pool is the centre of the suite, and the cabin is the counterpoint in an air-conditioned room.

What the monsoon and the salt change

The monsoon fills the India Meteorological Department's Santacruz table: about 2,502 mm a year, of which 526 mm falls in June, 920 mm in July, 561 mm in August and 384 mm in September, about 96% of the year's rain. July alone brings more than a third of it. Timber that sits idle through that season takes up moisture, and the sea adds chloride to every exposed fastener all year. Our answer is thermally modified timber, 316 stainless on every fixing, a coated condenser coil and a plant behind a wall. The monsoon note explains each choice.

Towers: lifts, terraces and the society

  • Sea-facing towers in Worli, Bandra, Malabar Hill and Juhu. A cabin travels panelised through the lift; the glass may need the façade or a crane, and the lift car's internal dimensions go on the first call.
  • Terrace pools. A pool of 3,000 litres adds about three tonnes of water. The structural consultant releases a load allowance, and where it is tight we use a lightweight shell.
  • Cooperative societies and building managements. Alterations, terrace use and crane hours may need consent. Which consent and when is a question for your society; we put it on the drawing.
  • Waterproofing and drains. The pool's overflow and the terrace falls must reach a drain that works in a monsoon downpour, which is a drainage consultant's call.

Alibaug: villas across the water

Alibaug and the plots along the Raigad coast are where Mumbai keeps its weekend villas; a typical brief there has a teak deck, coconut palms and a caretaker on the premises. Two practical questions shape a project there. First, the route: crates reach the plot by road, or by ferry where the route allows, and the transporter should say which route can take the length and weight of a delivery. Second, the plot: some plots close to the shore may fall in a Coastal Regulation Zone, and whether yours does is a question for your architect or the state coastal authority before any structure is drawn. A farmhouse sauna on a raised plinth with a pool beside it is a typical Alibaug brief.

Hotels, clubs and clinics in the metropolis

The commercial brief in Mumbai covers five-star spa floors, rooftop decks, padel and fitness clubs, and longevity clinics in Bandra, Juhu and Lower Parel. In Hotelivate's 2025 report, Mumbai and Navi Mumbai hold about 16,800 branded hotel rooms, and Playtomic and Strategy& estimate 50 to 60 padel courts in the city in 2024. The buyers share the same demands: a plant sized for 16 hours of duty, a consultant's drawing set and a programme that survives the monsoon. See the hospitality page and the hotels page.

The leak below: the quiet constraint of a flat

In a Mumbai apartment block, seepage to the flat underneath is the risk to settle first. A plunge pool, a tub or a floor drain in a wellness room therefore gets a proper waterproofing system, a flood test of the slab before the finish goes on, and a record that the owner can show the society. The same care applies to the exhaust of the cabin: a duct that ends in a false ceiling instead of a shaft brings humidity into the building. Both are items on our layout and on the MEP set, and both are cheaper to draw than to repair.

A crane day on a tower, described

A cabin of 2.4 x 2.1 m arrives in numbered panels, and the glass in separate crates. When a lift cannot take a pane, a crane lifts it over the balcony in the early morning, with the society informed, the road marshalled and, where the project asks for one, a spare pane on the quote. The lift window and the crane booking are the two dates that shape the installation week, so we ask for them on the first call.

Does the cold pool make sense where it never gets cold?

It does: with a mean January minimum of 16.9 °C there is no cold season, and the pool is a way to cool down in any month, with the cabin as the counterpoint.

Do I need a society's permission for a terrace pool?

Probably, and the question belongs on the drawing. We list the terrace load, the drain and the crane hours so that the society sees what it is being asked to approve.

How does salt air change the plant?

We coat the condenser coil, use 316 stainless on fixings, put the plant behind a wall and wash the coil at the start and end of the monsoon.

Who is responsible if a pool leaks into the flat below?

The waterproofing is part of the pool scope and is flood-tested before the finish. The test record goes to the owner and, if the society asks, to the society, so that responsibility is documented rather than argued.
